We have searched high and low and asked lots of questions to hand pick the top realtors located where you plan to buy or sell your home. We analyze each realtor's past and current sales experience and only interview those who's sales records are in the top 2%. While most of our partner agents do work for a brand name real estate company, this is mostly caused by the fact that more agents work for these big companies than small ones. We honestly do not care which company they work for, it is not important. We only care that they are a high quality agent with lots of experience in a specific part of town and lots of happy satisfied customers. We interview these agents and select those that impress us with their sales skills and good attitude. How does it work ?
We work with agents from all agencies. We carefully screen our partner realtors based upon for the quality of their service, their personality, their experience, and how well they meet our screening criteria. Only 5% of all agents meet our high standards. These are quite often not the biggest, best known agents. Instead, they are the agents that have demonstrated year-after-year exceptional performance, great customer satisfaction, and an excellent attitude.
Through our proprietary agent matching process, we determine which of our hand picked agents best knows the part of town and the type of home you plan to buy or sell. The truth is that you will get excellent service from any of our partner agents, but good agents prefer to work a specific part of town. It helps them increase their neighborhood expertise.
FAQ
1) How do I know if these agents are good?
We look at 8 different metrics to determine which agents to interview. On average, if there are 10,000 agents in a given market, then 95% of the agents will not pass our candidate realtor partner metric screening process. The remaining 500 agents are then ranked according to their experience, reputation, and geographic focus. The best ones are interviewed and invited to become our partner agents. Finally, we 'fire' agents by removing them from our site if their customer service ratings are not good.
2) What metrics are used to review the realtors?
We analyze 7 metrics when choosing our partner agents:
- agent works both with home buyers and home sellers. Many agents only list homes. The best agents are experienced listing agents and buyer's agents.
- they have a stable business (consistent year-over year number of home sales). They are not a one hit wonder. Customers seek out their help in both good and bad markets.
- the days on market (DOM) for the homes the agent has listed is better than the DOM of their peers. Large number of homes listed on the market for longer than average time periods implies the agent is not actively marketing their homes.
- the agent's negotiated sold price vs list price ratio is better then their peers. Some agents tell home sellers their home is worth more than it is, so they can "win" the listing. If this pattern is repeated more often that the average, then this implies the agent is not playing it straight with his clients.
- sell higher percentage of their listed homes than peers. Some agents have the magic touch. They know how to sell. Those agents with better than average ratio of homes sold to those they listed indicates a strong sales focus.
- have individually helped buy or sell more homes than peers. Experience matters. Many agents work in a team and there is nothing wrong with that, but you have to look at each person on the team to ensure that every recommendation we make will be handled by only the best agents.
- we only work with certified realtors in good standing with the national and local real estate associations.
3) How can I learn more about the agents?
You can watch a video made by each partner agent to get to know them better. Also, you can read prior customer reviews and see prior customer ratings on each partner agent. We survey the past clients of all our partner agents before we are willing to recommend them.
4) Do these top realtors work HomeProdigy ?
No. We are an impartial consumer focused real estate company. We help consumers navigate the real estate world. Our partner agents work for a variety of real estate agencies. We believe that agent provides the service, not the agency. Therefore, we focus only on finding quality agents. Our partner agents can work for any of the brand name agencies you might have heard of, including Ebby Halliday, Keller Williams, Coldwell Banker, Prudential, ERA, Century 21, and any other agency you might have heard of. There are great agents working in all sorts and sizes of companies... the only real question out there is "how do you find them?"
5) What is the difference between a "partner agent" and a "member agent" ?
HomeProdigy works with all agents from all agencies. Any agent can create an account on our site and compete for your business. Agents that have created an account on our site are our "member agents". Partner Agents are member agents whom we have passed our screening process. Very few agents are good enough to pass our tests. We will always clearly indicate which agents are Partner Agents versus Member Agents. Many member agents are good agents, as are many agents that you might know from your friends or family, but we are quality driven and fanatical about customer service, so we only recommend those agents we know and trust.
6) Are there any obligations when I contact a Top Realtor ?
No. We simply recommend which top realtor you should contact based upon the information you provide us, then the two of you will decide how best to work together. How and when you work toegther is your business. The only requirement we ask of our top realtors and you is that you use one of our approved title companies during your home closing process. We work with most of the larger title companies. If this might prove problematic for you, then we are willing to discuss this with you if this causes a problem.
7) How much does it cost to use HomeProdigy's top realtor process?
It is FREE to you the home buyer or home seller. We are paid by the agent. In fact, to help ensure we continue to provide excellent realtor recommendations, we will pay you up to $1,000 to learn your opinion and get your feedback on how was your experience working with the realtor we recommend once you have completed the home sale.
