What is a Comparable Home? Why is it important to me?

The basis for real estate valuation, and decision making, is comparison. In truth, no two properties are exactly alike, but the home buyer must do his best to find the right mix of features to best meet his needs. At any given time, choices are limited to what is available in the market place. At times, it can feel like looking for the proverbial "needle in a haystack."

Home Prodigy has developed a sophisticated analysis tool which should greatly assist your search, and save you time. The Home Prodigy comparable engine, combines the data crunching speed of the computer, with the mountain of information available on specific properties through the MLS systems - to the end of identifying for you a short list of properties which should be very similar to any given "subject property" or "house in focus."

How does this help you? Let's say you have found a house that meets most of your criteria, but you really don't care for the floor plan (or the lot shape, or it is too close to a major street, etc.). With the click of a button, Home Prodigy will compare the data for this house with the data for nearby available homes, and return a list of 10 "comparable" properties.

The selection of these comparables considers many data points, from the obvious such as living area, bedrooms, baths, etc. - to the not so obvious, such as lot size and features, geographical proximity, neighborhood and school district equality, 1 story vs. 2 story, etc. Each compared property is passed through a complex algorithm and ranked with a % match to the subject. The 10 closest matches are then made available for your review, either in person or online. Find the ones that appeal most to you, save them to your favorites, and give them a star rating.

Once you have found THE PERFECT house, are ready to decide what price to offer, and may be considering mortgage financing - the Home Prodigy comparable engine will prove of great assistance by showing you it's list of the best 10 matches among RECENTLY SOLD properties near your selected house. To qualify for this assistance, you must have a customer account with Home Prodigy. This is NOT a substitute for the professional advice from a Realtor or an appraiser, but to be armed with current and accurate market knowledge will benefit you every step of the way.

Home buying or selling is hard work, but among one of the most important tasks we undertake. Comparison can be a complex process, part objective and part subjective. It takes "on the ground" looking plus access to hard facts. We can provide the facts. It's up to you and your agent to do the rest.

How Do I Use The Comparable Engine?

You have the ability to view the comparables selected for a particular property in multiple ways on the Home Prodigy website. In each case however, the comparables selected by Home Prodigy depend on the user first selecting a "subject property". The subject property becomes the standard to which the other nearby properties are compared and ranked.

The Home Prodigy comparable engine compares, ranks, and displays the best 10 matches among the nearby active listings, and the best 10 matches among the nearby properties which have sold in the preceding 18 months.

In addition Home Prodigy displays charts and graphs showing both the range and averages of multiple data points, and gives the user the ability to compare the subject property not only to the selected comparables - but also compare the subject property to data for all properties in its immediate Neighborhood - or in its MLS sub-area - or in its Zipcode.

The four data points we have selected to display are:

  • Asking Price (for active) or Sales Price (for sold) - the actual current listing price or sales price reported in the MLS.
  • Price Per Square Foot of living area - The price of the property divided by the living area (excluding garage) of the property.
  • Days on the Market - The number of days from the date of the listing until the current date (for active) or until the sales date (for sold).
  • Year built - The actual year, according to government records as reported in the MLS, that the home was constructed.

While there are many other types of data which could be compared, we believe these four give the prospective home buyer or seller a good beginning measure of how the subject property stacks up in its particular market area.

The bar graphs, which display how the subject property compares to its peers, have a blue bell curve graph behind the red and green bar. The shape of this bell curve gives the user an approximate idea of the distribution of property data among the peers in the comparison data set. This is important because many neighborhoods may have a few houses which are significantly different than the average price in the neighborhood, whereas the great majority of homes are near the average. We want to help the user understand the character of the neighborhood.
