Real Estate Analysis

Located in East Dallas the Casa Linda neighborhood is a transitional part of town that includes both upper end homes as well as more modest ones.   This community is loosely defined as the area interested by N Ferguson Road and North Buckner Road and is located just east of White Rock Lake.  There have been home sales ranging in price from $95,000 to $1,300,000 in the last 18 months here (note: these are not list prices, but actual prices of homes that sold).

Local Resteraunts & Shops

When I went to visit the Villas Ash Creek for their open house (see Dallas Morning News article notice).  I asked the Director of Sales, Sandy Warriner (phone number 214 599 9114), about recommend restaurants and shops to visit to get a feel for the neighborhood.  She recommended:
  • Bonnie and Ruth's Café and Catering. This is a charming little place with sandwiches and entrees. The staff seemed friendly and I wish that I had time to try a bite (but, alas I was on the run... maybe next time).
  • Fat Daddy's. Looks like a good place. The parking lot was full.
  • Sergio's Jewelry. Great prices and friendly service according to Sandy.
  • Other places I saw nearby: Highland Park Cafeteria, Albertson Grocery Store, Block Busters, and the ever present Star Bucks.

Villas at Ash Creek offer opportunities for financing

Villas at Ash Creek, a gated townhome community located along the wooded banks of Ash Creek near White Rock Lake, is clearing existing inventory by reducing prices up to $84,000 per unit. Homes formerly priced from $281,900 to $379,900 have been reduced to as little as $199,900 to attract buyers.

The government's enhanced tax credit and the current affordability of residential loans due to record low interest rates provide an outstanding opportunity for homebuyers, officials with the Villas at Ash Creek development say.
