HomeProdigy works with Realtors from any and all agencies. We pride ourselves on our openness and transparency, but we also realize that realtors vary in their talents, motivations, and knowledge. We add value to the process of finding your agent, by helping you easily and quickly determine which agent will be best for you. The traditional method of finding an agent involves asking friends and family about their past experiences and listening or looking at the agent's sales pitch. These are all good ideas, but after all of this you will never know if that experience was just a one-hit wonder, where the agent did an especially good job. This is where HomeProdigy helps. We evaluate Realtors over a period of time with the assumption that a good realtor will outperform their peers consistently. In addition, we take the final step of interviewing a select few and those that pass our interviewing process, we call Partner Realtors. This does not mean that there are not great realtors who are not our Partner Realtors, but it does mean that finding those who have not earned this designation are more diffiuclt to find since you have to do the leg work yourself. The below explains the 7 characteristics we evaluate to determine who merits the title of Partner Reatlor.

Buyers vs Sellers Agent
The best agents work both with buyers and sellers. Many agents want to only focus on listing homes, because it is easier. But, these agents loose their edge over time. There is no substitute for experience. Only after walking dozens of people through hundreds of homes on a consistent basis can you gain an "understanding" of a market. We require from all of our Partner Realtors that a material amount of their business consist of successfully helping buyers acquire homes.

Stability
Real Estate is full of come and go one hit wonders. The best agents are those that consistently help customers buy and sell homes. By reviewing the official home sales records, HomeProdigy finds realtors that have successfully helped customers, both through up markets and down markets. The best realtors know how to advise clients and move homes in good times and bad.

Days on Market
Days on Market (DOM) is a measure of how long a house has been listed for sale. Your best realtors know how to fairly price a home for sale and market the home until it successfully sales. HomeProdigy requires that its Partner Realtor's have better than average DOM. To make it fair we go the extra step to take into consideration seasonality, local market conditions, and common sales techniques that could distort the analysis.

Negotiated Price
The difference in price between the list price and the final sale price is called the 'negotiated price'. Your best realtors advise home owners correctly about how to value their house and refuse to 'take the business' if the home owner is unrealistic. Homes listed for sale by your best realtors tend to have a lower 'negotiated price' difference than those listed by less skilled realtors. HomeProdigy only accepts agents as Partner Realtors if their average 'negotiated price' metric is better than their peers.

Close More Home Sales, Individually
Agents can help both home buyers and sellers. We evaluate both sides of the equation to see which realtors have helped the most people. Agents that consistently close more home sales than their peers tend to be your better, more reliable Realtors. But, you have to be careful to compare like-for-like and compare one individual agent versus other individual agent and not one agent versus a team of agents. Since many agents work in teams to get more scale, this can be tricky to achieve. This is why HomeProdigy personally interviews each of their Partner Realtors and scrutinizes the sales records, to ensure "what you see is what you are going to get" and that there will be no surprises.

Your best realtors do not simply list a house for sale... they sell them. By analyzing the official sales records, we can confirm that our Partner Realtors have proven themselves better than their peers at successfully selling the homes they have listed.
