New or Recently Changed Listing

An active listing which is new or has been changed recently New or Changed Listings Every new listing received by the MLS system is flagged for a period of time. Many agents and home buyers look for new properties on the market, hoping to be the first in line if it meets their criteria.

Also the MLS system flags, for a period of time, every time the asking price is changed for a listing. This also can create a unique buying opportunity.

Also listings can be temporarily taken off of the market, or returned to the market - which again is flagged for a period of time. Usually the owner has decided to make repairs or updates to help sell the property, but it can be for any number of reasons.

An active listing which has a potential buyer but has not yet closed. Includes active option A contract that may be cancelled for any reason by one party or the other within a defined time period. When the option time has expired, the listing agent must change the list status to another which best describes the contract agreement after the option. , active contingent A contract that obligates the parties to close only if some event, usually outside the control of the parties, occurs. Examples would be contracts contingent upon financing approval, or contingent upon the sale of another property., active kick out A contract that gives the seller the right to accept another offer, from a a second potential buyer for his property, provided:
1) he gives his first buyer (in the Kick Out contract) notice of the second buyer's offer, along with the right to close the first buyer's contract within a specified time, and
2) the first buyer chooses not to buy the property within the specified time..
